Q. I've never used a property management company, what is my first step?

Q. Your fees range from $75 per single family house and/or 3-8% for apartment units, but exactly what will you charge me?
A. To quote a specific fee, I need to know more details about your property. Number of units, unit size, condition, location and your goals for the property, all factor in the fee quote.

Q. My property is managed by another company. How do you suggest we change to SCT Properties?

A. We maintain a professional working relationship with several property management companies. With your permission, we will contact them and arrange for a smooth transfer of the management duties to SCT Properties

Q. What services do you offer as a management company?
A. Our management highlights are published with our Mission Statement and Company Profile.

Q. Do I loose control of my property with property management?
A. No, not at all. Although you will have no day to day management headaches, we provide you the essential monthly accounting statements and regular written communication to keep you informed.

Q. What if the tenant doesn't pay the rent?
A. We will prepare and serve the appropriate legal notices and arrange to legally evict the tenant(s) if necessary as quickly as legally possible and at miimum cost.

Q. Are your management fees tax deductible?
A. Very likely. You will want to consult with your tax advisor who may advise that our fees are tax deducible as a ordinary business expense.

Q. We're not sure whether to hire a manager or sell, what do you recommend?
A. Often we recommend you hire SCT Properties as the property manager as your first step, before selling. We can often exploited your property's potential by improving the curb appeal, increasing revenue and in turn increase the property's value. Once your property is under our competent management, should you decide to sell, as a real estate broker we can represent you and at reduced commission rates. It makes sense to have us as the manager also sell your property and arrange for all inspections and provide the necessary property related financial documents to the potential buyers.

Q. Do you screen the applicants?
A. Yes. We are connected via computer to 1st American Title Credit, a consumer credit search company. We screen for skips, judgements, evictions, even unlawful detainer filings. We don't rely entirely on the credit report, each application entails several points of cross reference. You will benieft from our experience of having interviewed thousands of applcants .
