SCT Properties has, since 1980, been owned and operated by real estate broker/general contractor Steven C. Thomas, CPM® ARM®. CCIM® We specialize in residential property management and real estate sales. Our management and brokerage service area borders Clairemont, south to the border and from La Mesa, west to the ocean. Our office is convenient and centrally located at 651-D Third Avenue, Chula Vista CA 91910. Our rental hot line informs prospective tenants that rental applications, vacancy photographs and rental listings are conveniently available 24 hours a day on our internet web page, and at each available rental location and in the window at our main office. Property Management Services

  2. Reasonable, negotiable, flat rate monthly fees ranging from 3 to 9 percent. Fee quotes depend on your property's location, unit mix, property condition, size and type of management desired. A quote specific to your property is quick and easy.

  3. Realistic management fee structure without hidden charges such as maintenance over-rides, setup charges, showing fees, late fee retention or credit report overrides.

  4. Client accessibility. Clients contact Steve Thomas, CPM® ARM® directly via in person appointment, digital pager, fax, internet e-mail, or password protected Client Web Forum.

  5. Professional and competent service consistent with Dept. of Real Estate regulation § 2830, trust account guidelines which can be very tricky for other than dedicated trained property management professionals.

  6. Rental, security deposit, laundry and other revenue collection and expenses are tracked and recorded. Your monthly statement can be a summary or as detailed as you desire. At your request and at no additional fee, year-end statements can be sent to your tax professional.

Residential Sales Services

  1. Responsive and personal service through frequent contact with broker Steve Thomas, not with an unlicensed or inexperienced sales assistant.

  6. If you desire, I will use a Multiple Listing lock box, which is usually necessary to allow other registered brokers access to the interior or other areas of your property. The lock box can be controlled to restrict time and date access and to record each and every entry. Or I will use a "private lockbox" if you desire.
